Cleveland Construction is currently performing as the construction manager for the historic restoration and adaptive reuse of a 16-story, 392,000 square-foot office building located in Downtown Cleveland's central business district.
Built in 1913 for the Cleveland Leader Newspaper, The Leader Building is being converted into 224 luxury apartments and office units. Floors 1-3 will hold office and retail space, and the remaining floors 4-15 are being converted into residential units. The basement will hold residential amenities including a fitness center, lounge, business center and conference room.
Since the building was originally built in 1913, the restoration plan needed to comply with the state historic preservation requirements and maintain the building's original exterior façade and interior features.
The scope of work includes interior adaptive reuse and reorganization, repairs to the existing building and enclosures, and complete replacement of all HVAC, mechanical, electrical, plumbing, and fire suppression/alarm systems while preserving the building's original corridor.
The restoration and adaptive reuse of The Leader Building began in September 2015 and is scheduled to be substantially completed in July 2017.
