Mentor,
OH – Cleveland Construction, Inc., a national
general contracting firm, has completed historical renovations of The
Residences at Six-Six-Eight building, located at 668 Euclid Avenue in Downtown
Cleveland. The $65 million project consisted of the renovation of two buildings, an 8-story, 279,000 square-foot building fronting Euclid
Avenue and a 5-story, 150,000 square-foot building fronting Prospect Avenue.
The two buildings are connected by a 2-story glass enclosed courtyard.
The Residences at Six-Six-Eight buildings have been
converted into 236 one- and two-bedroom luxury apartments that are equipped
with modern amenities and unique floor plans. Each unit includes electric
heating, stainless steel appliances, granite countertops, maple-finished custom
cabinets, porcelain and tile flooring, washer and dryers, and walk-in closets.
In addition to luxury residences, the newly renovated buildings also features
28,000 square feet of office space on the first level, dramatic 8-story atrium,
fitness center, sports bar, restaurant, courtyard, public plaza and below-grade
parking.
Originally built in 1909, the first step in the renovation
and conversion of the old Taylor's department store and office complex was the
complete demolition of the building’s interior to remove all the modern
construction and uncovered the historical finishes. The project team demolished
and converted approximately 430,000 square feet of office space into luxury
apartments. New, efficient mechanical, electrical, and plumbing systems were
also installed.
The restoration of the decorative terra cotta facade on the
Euclid Building’s exterior was a lengthy and detailed process. The façade was first removed of existing
steel remnants and damaged terra cotta. In order to create a perfect replica of
the existing façade, segments were cast as molds and used to create replacement
pieces. Many replacement pieces were of
different dimensions, which meant that multiple custom molds were created for
each section of the building. A decorative 19’ cornice was also installed to
crown the top of building. Once restored, the building was coated in a protective liquid
plastic to match the original terra cotta appearance. The exterior on the Prospect side
was completely stripped of the EIFS and damaged limestone and restored with all
new limestone and granite.
In restoring the buildings to their original appearance,
Cleveland Construction worked with the design team to comply with all
historical guidelines and ensured adherence to The Department of the Interior
Standards for Rehabilitation. All materials were approved prior to installation
by the National Park Service and the Ohio Historic Preservation Office.
In October 2009, the Prospect side of The Residences at Six-Six-Eight was
selected as a winning project in the 2009 Excellence in Construction Awards
competition in the Historical Renovation ($10 to $100 Million) category from
the Northeast Ohio Chapter of Associated Builders and Contractors.
As of May 11, 2010, the buildings apartments are 93% leased,
with full occupancy expected by July 2010.
